Terms of Service

These terms cover your use of housegraphs.com and the HouseGraphs portal (together, the "Service"), operated by Kyle Niemann, Kansas City, Missouri. By using the Service you agree to them.

Market data

Market data comes from Heartland MLS through MLS Grid and is provided for general information. It is believed reliable but not guaranteed, and it is not an appraisal, legal, tax or financial advice. Listing information is subject to the MLS's rules, and figures can change as the MLS updates records.

Portal accounts

• Portal access is by invitation for advisors and staff of Engel & Völkers Kansas City.
• Keep your sign-in private, and tell us if you think your account has been used without permission.
• You are responsible for what you record and send through the portal, including emails sent from a connected Gmail account, and for having permission to contact the people you email.
• Access ends when you leave the brokerage or when your invitation is withdrawn.

Connected Gmail

If you connect Gmail, the portal sends only the messages you choose to send. How we handle that access is described in our Privacy Policy. You can disconnect at any time.

Acceptable use

Don't misuse the Service: no scraping or bulk downloading of data, no attempts to break its security, no sending spam or unlawful messages through it, and no use that breaks MLS rules or the law.

Content

The site's design, text and charts belong to HouseGraphs. You may share links and screenshots with attribution. Marketing materials you create in the portal are yours to use for your listings, subject to the rights in the photos and brand assets they contain.

Disclaimer and liability

The Service is provided "as is" without warranties of any kind. To the extent the law allows, HouseGraphs is not liable for indirect or consequential losses, or for decisions made based on the data.

Changes

We may update these terms and will change the date above when we do. Continuing to use the Service means you accept the updated terms.

Governing law

These terms are governed by the laws of the State of Missouri.
