Privacy Policy

HouseGraphs (housegraphs.com) publishes Kansas City housing market data and runs a private portal used by real estate advisors at Engel & Völkers Kansas City. This policy explains what we collect, how we use it, and the choices you have. It is operated by Kyle Niemann, Kansas City, Missouri.

Information we collect

• Public visitors. Pages you view, approximate location from your IP address, browser type, and anything you choose to submit, such as a newsletter signup or a market report request (name and email).
• Portal accounts. Your name, email address, sign-in activity, and the work you record in the portal: transactions, checklists, documents, contacts you add, and marketing materials you create.
• MLS data. Listing and sales data licensed from Heartland MLS through MLS Grid, displayed under those licenses.
• Google account data. Only if you choose to connect Gmail, as described below.

Google user data

Advisors can connect a Gmail account so the portal can send email they write, such as weekly seller updates, compliance requests and marketing emails, from their own address.

• What we access. We request the gmail.send permission, which lets us send email on your behalf, and your email address (userinfo.email) so we know which account is connected. We cannot read, search, delete or change the messages in your mailbox, and we do not request those permissions.
• How we use it. We send a message only when you choose to send it in the portal, to the recipients you see, with the content you reviewed. We record the date, recipient and subject of messages sent so the portal can show that an update went out. Marketing emails sent from the portal's marketing studio include a small image that records when the recipient opens the email; seller updates do not.
• How we store it. We store an encrypted OAuth refresh token and your connected email address. We do not store your Google password. The token is kept encrypted on our own server (and in our private nightly backups) and is never written to logs or analytics.
• Sharing. We do not sell Google user data, share it with third parties, use it for advertising, or use it to train artificial intelligence or machine learning models. People at HouseGraphs do not read it, except with your permission, to investigate abuse, or where the law requires.
• Disconnecting. You can disconnect Gmail at any time in the portal's Settings, or revoke access at myaccount.google.com/permissions. When you disconnect, we delete the stored token.

HouseGraphs' use and transfer to any other app of information received from Google APIs will adhere to the Google API Services User Data Policy, including the Limited Use requirements.

How we use information

• To run the website and the portal, and to show market data.
• To send email you ask for, such as newsletters and reports, and the emails you send through the portal.
• To keep the service secure, fix problems, and understand how it is used.

We do not sell personal information.

Service providers

We use a small number of providers to run the service: DigitalOcean (hosting), Cloudflare (content delivery and file storage), Google (Gmail sending, only for accounts you connect), and MLS Grid (MLS data). They process data only to provide those services to us.

Retention and security

We keep portal records for as long as the account is active or as needed for brokerage record keeping. Data is stored on servers in the United States, encrypted in transit, and access is limited to the people who operate the service. Database backups are kept in private, access-controlled storage.

Your choices

• Unsubscribe from newsletters with the link in any email.
• Disconnect Gmail in Settings or in your Google account.
• Ask us to see, correct or delete your information by emailing kyle@kyleniemann.com.

Children

HouseGraphs is not directed to children under 13, and we do not knowingly collect their information.

Changes

If we change this policy, we will update the date above. Significant changes will be noted on this page.
