For Sellers

In Johnson County, homes that sold in October spent an average of 22 days on the market and closed at 98.9% of their original asking price. With only 1.3 months of supply, buyers have few choices, so a well-presented home still draws strong interest. Buyers are more price-sensitive in late fall than in spring, so a correct price on day one matters more than ever.

For Buyers

The median Johnson County home sold for $440,000 in October, 2.2% lower than a year ago. There are 746 single-family homes for sale today. Most homes sell close to their asking price, though homes that have been listed longer leave room to negotiate. Late fall is the best negotiating window of the year: there is less competition, and many sellers want to move before the holidays.
